The Canada Greener Homes loan offers support and financial incentives to homeowners who invest in energy-efficient renovations, one of the most prominent being insulation upgrades.
Improving a home’s insulation is one of the most effective ways to enhance energy efficiency, leading to significant reductions in heating and cooling costs while improving home comfort. See below for the CNG’s Step by Step Guide to applying for the Canada Greener Homes Loan.
Step-by-step guide on how to apply for the Canada Greener Homes Grant:
Step 1: Research Eligibility & Assess Qualifications
Non-Qualifying Home Types:
- I am a landlord and rent my property.
- I am a renter.
- I already started or completed my retrofits without first receiving an EnerGuide home evaluation.
- My home was built less than 6 months ago (but you can apply once your home is at least 6 months old).
- I have not moved into the home yet because we are renovating it, before making it my primary residence.
Step 2: Determine Eligible Upgrades
Identify the qualifying energy-efficient upgrades and understand the rebate amounts for each:
- Home Insulation:
- Up to $5,000
- Upgrade your eligible attic, cathedral ceiling, flat roof, exterior wall, exposed floor, basement and crawlspace.
- Air-sealing:
- Up to $1,000
- Perform air sealing to improve the airtightness of your home to achieve the air-change rate target.
- Windows and doors:
- Up to $5,000
- Replace your doors, windows or sliding glass doors with ENERGY STAR® certified models.
- Thermostat:
- Up to $50
- Add a smart thermostat to help improve your comfort and save money on your energy bill (must be combined with another energy efficiency retrofit).
- Space and water heating:
- Up to $5,000
- Make the switch to more energy-efficient space heating or water heating equipment to save on your utility bill and reduce your carbon footprint.
- Renewable energy:
- Up to $5,000
- Install a solar photovoltaic system to convert sunlight energy into electricity.

Step 3: Get a pre-retrofit EnerGuide evaluation

Step 4: Plan your retrofits and get quotes from contractors
- After reviewing your assessment report, select the suggested retrofits fitting your budget and plans. Remember, you can’t adjust the loan for additional retrofits later, so plan carefully.

Step 5: Submit Your Loan Application
- Access Loan Portal: Log into your Canada Greener Homes account, navigate to the loan portal, and prepare to upload the required documents.
- Upload Documents: You’ll need:
- Property tax statement
- Driver’s license or government ID plus a utility bill
- Confirmation of income and employment (like a job letter or T4 slip)
- Contractor quotes
- Application Review: After submission, the program calculates your maximum loan amount. Review and accept the loan agreement to activate your offer.
- Apply for the Grant: Ensure you’re eligible for and have applied for the Canada Greener Homes Grant before loan application. Residents in Nova Scotia, Ontario, and Quebec should apply post their pre-retrofit evaluation.
- Upfront Costs: You can request an advance (up to 15% of eligible retrofit costs, 25% for Northern/off-grid properties) on your loan to cover initial contractor deposits. Provide the required deposit amounts and contractor quotes during application to access this option.
Step 6: Complete your Retrofits and Keep Receipts and Invoices
- Start your work, and make sure to keep copies of all your receipts and invoices along the way.
Step 7: Get a Post-retrofit EnerGuide Evaluation
- Once the retrofits are complete, contact your service organization to request a post-retrofit EnerGuide evaluation. An energy advisor will evaluate the impact of your improvements and provide you with an updated EnerGuide label and a new report that estimates how much you can receive for your grants.
Step 8: Receive & Repay your Loan Amount
- After your final evaluation, upload all invoices and receipts to the respective portals.
- The loan amount will be adjusted based on actual retrofit costs:
- it won’t increase if costs are higher
- may decrease if costs are lower than estimated
- The finalized loan amount will be deposited into your bank account, subtracting any initial advances received,within 10 days.
- Subsequently, you’ll receive detailed instructions for repaying the loan over a 10-year period.

Step-by-step guide on how to apply for the Home Efficiency Rebate Plus program:
Step 1: Research Eligibility & Assess Qualifications
Qualifying Home Types:
- Enbridge Gas Customers’ Primary Residences: Homes space-heated with Enbridge Gas natural gas.
- Landlord-Owned Enbridge Gas Customers’ Homes: Homes space-heated with Enbridge Gas natural gas that aren’t the owner’s primary residence.
- Non-Enbridge Gas Customers: Homeowners not using Enbridge Gas for heating are eligible for rebates.
- Off-Grid Communities: Permanent or long-term communities (with at least 10 dwellings) not connected to theNorth American electrical grid or piped natural gas network.
- Select Multi-Residential Buildings: Owners in some low-rise and mixed-use properties qualify for rebates.
Non-Qualifying Home Types:
- Homes not space-heated by Enbridge Gas where the owner is not the primary resident (like rental units).
- Multi-unit residential buildings larger than 600 m² or taller than 3 storeys.
- Newly built homes (less than 6 months old).
- Mixed-use buildings with less than 50% residential space.
- Homes that have maxed out incentives from the HER+ or CGHG programs.
- Homes where upgrade work started before the pre-retrofit energy assessment.
Step 2: Determine Eligible Upgrades
- Identify the qualifying energy-efficient upgrades and understand the rebate amounts for each:
- Home Energy Assessments: Up to $600
- Home Insulation: Up to $10,000
- Weatherproofing: Up to $1,625
- Air Sealing: Up to $1,300
- Windows and Doors: Up to $325 each
- Space and Water Heating: Up to $7,800
- Smart Thermostats: Up to $125
- Solar Panels: Up to $5,000
- Gather necessary documents and information required for application, like proof of ownership, income verification, contractor invoices, and product receipts.
- Schedule a preliminary energy assessment with a certified advisor for recommendations on efficiency upgrades for your home.

Step 3: Schedule In-Depth Assessment & Implement Improvements

- After the preliminary assessment, you can work with us to implement the recommended improvements as per the assessment’s guidelines and specifications.
Step 4: Final Assessment, Documentation Submission & Grant Approval
- After completing improvements, schedule a final assessment for quality and compliance verification. Submit final documentation, including invoices and receipts.
- Upon final assessment approval and document review, you’ll receive notification of final grant approval, grant amount details, and disbursement process information.
